Roof Health Score

How much energy the roof system has left to keep leaks out. Higher is better. It weighs roof age, visible conditions, drainage, edges, seams, openings, and equipment areas, and it updates as new evidence arrives.

Action Priority

Which roof to look at first across a portfolio. Not the same as which has the worst deficiencies. It lets an owner with many buildings sort the list and build budgets against overall health.

Evidence Confidence

How strongly the flagged deficiencies can be confirmed. It rises when sources agree and the imagery is clear and recent.

Where the data comes from.

This is the first question every buyer asks, so here is the plain answer.

Imagery

Google Earth and satellite imagery build the render. Lightbox and development-tier map sources add fresher passes. Every image is timestamped.

Measurement

LiDAR gives height, scale, and model placement, which is what makes the measurements reliable.

Records

Public and licensed property records supply build dates and permit history.

The mobile app replaces the AI-generated videos and images with your real photos from the roof, and builds the proposal off them. This is in development. It is not part of what you purchase today, and what is included is defined in your master service agreement.
